1. What are off-plan houses?
Off plan houses are real estate properties which are available for purchase before construction is completed, giving early buyers attractive pricing and customization options.
2. Why should I consider buying an off-plan house in Kamulu?

3. Can I visit the construction site before buying?

4. Are there any financing options available for the off-plan houses?
Yes, we offer financing solutions and can guide you through various payment plans to suit your budget, needs and cash flows. Reach out to one of our sales team for a tailored solution.
5. Can I make changes to the house design during the construction phase?
Depending on the stage of construction, customizations to the interior of the home are possible. Please discuss your preferences with our team. We enable you to personalize the home as part of the investment ownership journey.
6. Is Kamulu a strategic location to invest in?
Absolutely! The estate is just 500m off Kangundo Road in a very well developed neighbourhood. Access roads are all weather and security is guaranteed. All amenities are in very close proximity. A variety of schools, religious institutions, police station and health facilities are in close proximity.
7. How do I reserve an off-plan house?
To reserve your off-plan house, simply get in touch with us, book your most preferred location within the estate, complete the necessary paperwork, and make the required Deposit.
8. How to make deposits or payments?
One can use any of the company's KSHS, USD or EURO accounts provided in the offer letter via a swift transfer, RTGS or cash deposit
For Diaspora clients one can make payments via swift transfer, Sendwave, Poapay or one can use Mpesa paybill 522522 to the Kenya Shillings account.
9. How can I stay updated on the progress of my off-plan house?
We regularly provide construction updates and communicate with buyers through emails, phone calls and on our website. For our customers in the diaspora, we provide video updates, and live walkthroughs of the property.
Castle Villas Project
1. Will Castle Gardens have a green area and commercial space?
Yes, there will be a green area and a children’s playground. A commercial space will also be available within the gated community.
2. Will there be a backup generator, and what does it serve?
Yes, a back-up generator will be available and shall serve common areas and facilities including street/security lights, water pumping, the electric fence and CCTV.
3. Will there be a borehole and water tower?
Yes
4. Is the kitchen open plan or closed?
The kitchen is open plan. If you prefer a closed kitchen, this is will be possible with customization.
5. When will construction be completed?
The Castle Gardens Phase 1 project has five Courts. The homes in the first Court will be completed by December 2023. The other Courts will all be completed by 30 June 2024.
6. Are there homeowner guidelines available?
Homeowner guidelines are shared with buyers at contract signing and form a part of the contract. Some elements within the guidelines include fencing, pets, noise, common areas, improvements and more.
7. Are there bio digester/septic tank systems available?
Yes
8. What type of title do buyers receive?
The property is is on a freehold title with no land rates obligations. Non Kenyan buyers will have their titles converted to a 99 year lease hold.

9. What type of titles will homeowners get eventually? Freehold or Lease hold?
This being in Nairobi City County, all plots are on 99 years lease hold titles. The current title is freehold but will revert to leasehold upon subdivision and new titles issued
10. Is the kitchen open plan or closed?
The Kitchen is Open plan. Closed Kitchen is available with customization.
11. Will customers be given a defect liability period? If yes how long will it be and what exactly does it cover
Yes. 6 months defect liability period after handover.
This will cover any construction defects resulting from the company’s construction activities
12. What is the location of the pantry and will it have a door?
Between Kitchen and Bedroom 3. Drawing is available upon request.
13. Is the new floor plan with different dimensions and room arrangement available
Yes. Available on request.
14. Will there be a sink in the dining area?
Yes.
15. Will there be a show house? If yes when?
Yes. Construction of show house will commence in September 2022
16. What type of roofing are we going to have?
Roman tile Matt finish. Charcoal grey color.
17. How will the exterior of the house look like, color and design?
Renders/photos available on request. The exterior comprise of cream color finishes.
18. Is a product profile available? Detailing location (route map), amenities around and key selling points, and a description of the concept
Yes. Marketing team to share upon request.
19. What are the alternative routes to access this estate?
Marketing to share a route map.
20. Should someone be unable to finish paying, what is the procedure? Do they get a full refund? If not, what do they get and what’s the period?
Yes, if one is unable to complete the installments a refund is given less admin costs as stipulated in the sale agreement.
21. What’s the company’s exit plan? Will they still be in control of the management?
- Company is a going concern so the company is in this for the long haul, unless forces of nature set in.
- Once the homes are handed over, management is transferred to the home owners through a management company formed by the home owners themselves.
- Castle Villas Ltd will hand over to this management company after the defect liability period.
22. When will construction of the actual houses commence?
Construction is starting in September 2022, with Show House together with clients who have already signed up.
23. How long with the construction take for the hand over to happen?
Construction to take between 10 and 12 months.
